Located at the corner of Latoria and Wishart Road, The Woods at Royal Bay is a three-phase development that will eventually comprise approximately 120 detached lots, 3 duplex lots, provision for up to 103 townhomes, a school and a park site.

The 42 single family lots of Phase I have been sold to the Royal Bay Builders (see "Builders List") and homes are currently under construction.

Phase 2 of the Woods consists of 59 single family lots (indicated in green on the phasing plan). Site servicing is currently underway with completion anticipated by early 2004. As in Phase 1, the single family lots have been sold to a group of Victoria homebuilders.

The Phase 3 single family lots (21 lots indicated in yellow on the phasing plan), as well as the above-mentioned lots from Phase 2, are projected to be developed in 2005. As in Phase 1 and Phase 2, it is anticipated that these lots will be sold to the Royal Bay Builders.

An Overview of "The Woods"

Lot sizes in The Woods are standard (520 - 799 sq.m.) or large (800 - 1199 sq m). At the centre of The Woods, 2.2 ha of land is provided for an elementary school site which will serve both children from existing neighbourhoods as well as those living in Royal Bay. (Construction of a school is not definite as decisions on building still have to be made by the School District and funding will be required from the Province.)

Adjacent to the school is a park of 1.3 ha that will be developed as a part of Phase 2 of The Woods. On the eastern boundary of the housing is another park of 3.9 ha forming part of the perimeter pathway. This park will afford fine views of the Olympic Mountains. The perimeter pathway will be developed as part of the last phase of The Woods.

The western edge of The Woods along Wishart will have a "no cut" buffer which is 10 metres in width. This will protect the trees along this edge and provide a visual buffer.
